A simple step-by-step process for buying a manufactured or modular home in Wisconsin.
Buying a factory-built home can feel overwhelming at first, especially if you’ve never gone through the process before. At Roost Homes, we help guide you from the early planning stage all the way through delivery and installation. Every project is different, but most follow the same general process below.
Every project is a little different
Some projects are straightforward, like placing a new home in an existing community. Others involve more moving parts, such as raw land, utility work, or replacing an older home.
That’s why our role is not just to help you choose a home, but to help you understand the full process from the start.
In many cases, Roost can assist with coordinating the full project, including site preparation and installation through our contractor services.
However, we are also happy to work with buyers who prefer a home-only purchase. If you already have your own contractor, installer, or site work team, we can coordinate the home order and delivery while your team handles the installation and finishing work.
Every buyer’s situation is different, and we’re happy to structure the project in the way that works best for you.

Start with a conversation.
The first step is learning about your goals, budget, timeline, and property.
We’ll talk through questions like:
Are you looking for a manufactured home or a modular home?
Do you already own land, or are you planning to place the home in a community?
Is this a replacement home, land/home package, or new build?
What size home and layout are you looking for?
What is your target budget?
This first conversation helps determine what options make the most sense for your project.

Select your home and floor plan.
Once we understand your needs, we’ll help you narrow down home options that fit your budget, location, and goals.
Depending on the project, this may include:
Manufactured home options
Modular home options
Floor plans and elevations
Standard features and upgrade options
Preliminary pricing guidance
Our goal is to help you find a home that works for both your vision and your budget.

Review your site and project requirements.
Before moving forward, it’s important to understand what will be required for the home site.
This may include:
Zoning and local requirements
Foundation or slab requirements
Utility availability
Driveway or access conditions
Septic and well considerations
Site prep and grading needs
Some buyers already have land ready to go. Others need help understanding what will be required before a home can be installed. We help walk through those items early so there are fewer surprises later.

After the home and site requirements are better defined, we can put together a clearer picture of the total project cost.
Depending on the project, that may include:
Home purchase price
Delivery and set
Foundation or slab
Utility connections
Site work and grading
Permits and other project-related costs
For some clients, Roost may also be able to assist with the coordination of the broader land/home project through our contractor services.

Let’s make it official!
This step typically includes:
Finalizing the home specifications and options
Signing the home purchase agreement
Collecting the required deposit
Submitting the order to the manufacturer
Coordinating the production and delivery timeline
At this stage, the home enters the manufacturer’s production schedule and we begin preparing the site for installation.

Deliver, set, and finish the project.
Once the site is ready and the home is complete, the home is delivered and installed.
Depending on the project, this may include:
Delivery to the property
Home set and finish work
Utility hookups
Skirting, steps, or other finishing items
Final coordination to get the home move-in ready
At this stage, the planning work starts to become a finished home.
Please anticipate a 30-60day home set process after home delivery & prior to occupancy.
